Energy is now a material line on the hotel P&L.

Hotels operate as energy-intensive properties with a guest experience that depends on never compromising on comfort. Heat, hot water, lighting, kitchen power, cooling, and increasingly EV charging all run on the same building. Energy cost is now a material line in the operating model, and Net Zero commitments are filtering down from corporate parents to the hotel operations team.

Arc works with hotel groups, individual property owners, and hospitality investors on the renewable energy strategy that fits the operating model. The work has to account for guest occupancy, planned refurbishment cycles, the franchise or management agreement structure, and the operational reality that the hotel cannot close while the work is being done.

Where larger hospitality groups are committing to corporate Net Zero pathways, Arc's Net Zero and Scope 2 work plugs into the corporate reporting cycle. Where individual property owners are responding to brand standards or franchisor requirements, the work is sized to the single asset.
where arc fits

Engagement types we see most in this sector.

Single-property feasibility
Site-specific renewable energy feasibility for an individual hotel. Integrated with the property's operating profile and refurbishment cycle.
Group portfolio strategy
Estate-wide assessment for a hotel group. Prioritisation tied to corporate Net Zero milestones and capex cycles across the portfolio.
Operational disruption management
Project delivery designed to minimise impact on guest experience and revenue. Programme aligned with low-occupancy windows where possible.
Asset management on operating PV
Continuous oversight of installed renewable systems, with reporting formatted for hotel operations and group sustainability teams.
Corporate Net Zero support
Scope 2 modelling and REC procurement strategy for hospitality groups with corporate Net Zero pathways and group-level reporting obligations.

The Hotel P&L Problem Nobody on the Operations Team Signed Up For

Ask almost any hotel General Manager what keeps the hotel running well and they’ll talk to you about occupancy, average daily rate, review scores, staffing. Energy cost almost never comes up, yet it represents one of the biggest controllable line items on the P&L; behind a building that cannot just ‘turn off the lights’ to reduce expenses. Hotels run simultaneous hot water systems, heating, kitchens, AC, and lighting 24/7 because a cold room or an unreliable shower is a one-star review in the making. That is the first, and primary, constraint on any renewable energy solution in this space; it must protect the customer experience while generating savings, not the reverse.

What Actually Triggers a Hotel to Look at This

In reality, the three things that usually persuade a hotel (or hotel group) to come to the table are:

  • A parent company decides on a Net Zero target and it ripples all the way down the org chart until it lands with someone at property level who needs to action it
  • A refurbishment is planned for, and somebody poses the question of whether solar should be incorporated as it's only the roof and services that are being worked on anyway
  • A franchisor amends brand standards in such a way as to implicitly introduce one

What all of this doesn't start out as is an energy conversation. It starts out as a regulatory conversation, a capital planning or a corporate reporting conversation that finds its way over to the Arc Renewables desk.

One Hotel Versus a Whole Group Are Genuinely Different Jobs

A group of 50 properties is not the same kind of "hospitality" client as a single hotel. The majority of the project for a single hotel is based on the refurbishment cycle of that building, and a single group's brand guidelines.

  • With groups, it is never a technical problem, it's always sequencing. This needs to be thought through and depends on.
  • Applying consistently the same valuation measures across each property within the portfolio
  • Balancing the capex cycle of each individual property relative to the Group's Net Zero targets as a whole, as opposed to in isolation.
  • Developing a justifiable justification to the board required a repeatable answer and not 50 isolated opinions.

You Can't Close the Hotel to Do the Work

This is what catches out contractors that usually work with empty commercial buildings. Installing a hotel has to take place with the building being operational, therefore the programme is based on this.

  • Use actual low-season weeks where available rather than an imaginary construction schedule (occupancy)
  • Delays guest-visible work as long as possible
  • Work which causes noise timed relative to what the building is actually doing each week

Failing to get that right doesn’t just annoy guests, it translates straight into revenue.

After Installation, Someone Still Has to Watch the System

A solar installation that is activated and forgotten silently becomes less and less valuable the longer it is left unattended. With a hotel, whoever is watching over it needs to speak two different languages:

  • On-the-ground daily operational language used by internal hotel maintenance staff
  • The reporting language a corporate Net Zero disclosures statement will require from a group sustainability function

One type of reporting that tries to achieve both often satisfies neither group equally, which is why ongoing asset management for Arc Renewables’ hospitality clients is constructed to generate both from a single source of data, instead of one group having to translate the other’s spreadsheets.

Where the Group-Level Reporting Actually Connects

To groups with a corporate Net Zero goal, the value of property-level renewable energy actions can only be translated by head office when the results feed smoothly into the current reporting framework. To be such, it needs to:

  • Scope 2 modelled at the property level right from the start rather than afterwards.
  • REC strategy procured using the methodology established group-wide.
  • Data supplied in a format which feeds into the sustainability reporting at the group-level (no data handling at head office).
Hospitality is an asset class where the operating economics of solar work, but where the operational sensitivities around guest experience constrain how the work is delivered. Arc designs the engagement around both.

Common Questions From Hotel Operators

Not really. In fact, this is really the perfect time because the disruption is already going on and you’re doing it anyway on top of the existing refitting works rather than trying to go back and disturb it all again at a later date.
That's the beauty of the programme from a construction point of view: everything is built to a timeline relative to your actual profile of occupation and agreed with your operations team thus ensuring guest facing impact is mitigated as much as the building diary, booking diary, permit diary, etc.
Not necessarily. We look at brand standards, franchise agreements, etc. Really early on during the feasibility study so we know all the constraints to work around instead of finding out about them when the proposal has already been done.
No, it's often best that they don't. You can compare all of the portfolio against the same selection of criteria to decide whether they score highly or poorly for justifiable reasons rather than each on their own individual merits.
This is constructed specifically for the reporting round already utilised by your team, thus providing pre-prepared data that can readily be absorbed instead of having the head office team re-format it posthumously.
Yes indeed, taking over management of a system already in place and already installed is quite common indeed and you don't have to have been there from the beginning to do that.
